Everyone has a set idea of their dream home. It could be a certain aesthetic, size or location that matters most to you. However, it’s been revealed that an additional bathroom ranks high on people’s priorities. Below, we explore why this is important to someone when buying a house.

An extra bathroom

Recent research by Bathrooms.com revealed that 86 per cent of buyers were willing to spend more on a house if it contained an extra bathroom. Indeed, with the housing market improving recently, it’s become clear that many buyers are targeting getting an extra small room in their house. There’s been an increase in homes being listed on the market which has increased competition. Meanwhile, sales are happening quickly – more than a third of homes are having an offer accepted within a week of going on the market. Now is an ideal opportunity to target an extra bathroom when buying a house. 

Buyers spending more if there’s an extra bathroom

Such is the importance of an extra bathroom; many buyers are comfortable spending more for the luxury. On average Brits would pay £3,580 extra for a property with two bathrooms. In fact, 10 per cent of people would be happy paying an extra £10k or more to have an extra bathroom. And it’s a trend that’s replicated across younger generations too, with 95 per cent of 25 to 34-year-olds happy to pay extra for an additional bathroom. 

Why is this important to people?

One of the reasons why an extra bathroom is important to people is because of the luxury. Having an extra space can allow you to build a clean, stylish bathroom to pamper yourself. You can easily design the room around a large, elegant bath to make it as luxurious as possible. On top of this, an extra bathroom can add value to your property and make it easier to sell when the time comes. 

A new trend?

An extra bathroom was traditionally seen as luxury. En-suites in particular were seen as something that only a few people were able to enjoy. But these days, an extra bathroom or an en-suite is something much more achievable.

An extra bathroom is clearly important when it comes to buying a house. Although it may cost more, you’ll benefit from the luxury and resale value later on.
