Hyde New Homes will host a Help to Buy event in Herne Bay

Since the Government’s Help to Buy scheme launched in 2013, it has enabled more than 420,000 buyers1 in the UK to secure their first home, proving the incentive to be a soaring success. The popular purchasing route entails the Government lending buyers up to 20 per cent of the cost of a newly built home, so that only a 5 per cent deposit is needed, along with a 75 per cent mortgage to make up the rest. Buyers won’t be charged loan fees on the 20 per cent loan for the first five years of owning their new home. For example, at The Elements, those purchasing a two bed house/apartment worth £230,000, can receive a 20 per cent Help to Buy equity loan of £46,000 and 75 per cent mortgage of £172,500, therefore only needing a 5 per cent deposit of £11,500.

Multi award-winning housing association Hyde New Homes has supported the scheme since its inception. On Saturday 3rd November, Hyde New Homes will host a Help to Buy event at its brand-new development The Elements in Herne Bay, where 50 per cent of its existing purchasers have already found a home through Help to Buy. Specialist sales consultants will provide guidance to homebuyers on every step of the process, with the hopes of assisting visitors to own their own home.

The Elements is a unique community of two- to four-bedroom homes set at the west end of Herne Bay. The area gained prominence in the Victorian era as a resort town, home to the world’s first freestanding, purpose-built Clocktower, as well as a bustling promenade and pleasure pier. While the coastal retreat has since evolved into a thriving municipality, the coastal town has maintained its traditional charm, making it a favourite of young families, commuting professionals, and first-time buyers alike.

Bordering the western bay – just five minutes’ walk from the seafront and the high street – The Elements is an unrivalled opportunity for first-time buyers and families to begin their journey as home owners, especially with the Help to Buy scheme available on all plots. Homes range from two-bedroom apartments to four-bedroom houses, offering quality design and different sizes for a variety of buyers’ needs. For those interested in experiencing the natural elements, the area surrounding Herne Bay is a genuine treasure trove. In addition to the fishing and angling spots along the two-mile shingled beach, residents can visit nearby Whitstable and Lydd for kitesurfing and wakeboarding or travel slightly further afield and learn to surf at Botany Bay near Broadstairs. Heading inland, one can wander the forest at Blean or stroll down the coast and patrol the Roman ruins at Reculver.

Foodies can also delight in a cocktail of culinary offerings, from vintage tea rooms like Alice and the Hatter, to the famed Casa Mia – the first British pizzeria to be certified by the Neapolitan Pizza Association. Likewise, seafood enthusiasts will relish a trip to neighbouring Whitstable for its annual Oyster Festival, as well as year-round hotspots Samphire, The Lobster Shack, and Whitstable Oyster Company. For live music, comedy, and dance from around the globe, residents can visit the historic King’s Hall theatre, built in 1903, while cinema buffs can enjoy both blockbusters and independent fare at the Kavanagh Cinema.

In addition to local connections to nearby Folkestone and Ramsgate, residents can travel to London’s St. Pancras and Victoria stations in under two hours via Southeastern’s High Speed service, making it feasible for commuters and the favourite of Londoners searching for affordable homes outside the Capital[1] or a second home on the coast.

According to Ofsted ratings, primary and secondary schools in Herne Bay are held on good account, with both the Herne Bay Church of England Junior and Infant Schools receiving Outstanding distinctions[2], perfect for young families looking to call the area their home.

Each home at The Elements is finished to a carefully considered specification, with contemporary interiors and modern fittings throughout. Kitchens include luxury vinyl flooring and integrated appliances, while white bathroom suites have large-format ceramic tiles across the floor and walls. For cyclists, there is a communal cycle storage at each of the apartment complexes and each house features its own timber shed that can be used similarly, with allocated parking for each property.
